New Carrollton Metro Station Urban Center

[WASHINGTON POST]  DEVELOPMENT DEAL FOR LAND NEAR NEW CARROLLTON METRO STATION

As the Washington, D.C. metropolitan area continues to grow, denser and smarter development gains importance, especially near the area’s many metro stations.  Prince George’s may soon see major development around its New Carrollton Metro station.  The Metro’s board of directors recently approved an agreement with the state of Maryland and the transit authority to develop 41 acres around the station into an urban mixed-use center.

This agreement comes just one month after Gov. Martin O’Malley announced that the state’s Department of Housing and Community Development would relocate to a Prince George’s metro station.  These are major actions for the county because it has experienced trouble attracting development around its metro stations that can compete with neighboring counties.  There are currently an estimated 2,200 acres of undeveloped land around stations in the county, which leaves much opportunity for future development and creative uses.

“It’s a major shift,” said Cheryl Cort, policy director for the Coalition for Smarter Growth. “We’re finally getting the attention . . . And we’re hopeful that now with better support from Metro and the state . . . Prince George’s can make good on these important assets.”

Under the agreement, Metro and the Maryland Department of Transportation will take bids this summer and select a private development team by fall.  The urban center is slated to include 6.1 million square feet of office and retail space, as well as include 5,500 residential units.  The changes will greatly add liveliness and much needed amenities to the area that currently just includes office buildings and single-family homes.
